Convert to Limited Service
You can convert to Limited Service at any time. Since each customer has different needs as to what they would like us to handle it is not possible to quote prices. Rest assured our Flat Fee rates combined with over 30 years of Full Time experience along with close to 2000 transactions, you will be receiving superior support. Some customers choose to turn over the transaction to us either during their market time or upon opening of escrow. Offer Review and Counteroffer Preparation
If you have an offer from an agent or a buyer and would like us to review that offer and generate unlimited counteroffers until you have either offer acceptance or the negotiations have ceased with that buyer, we can support that service typically for a nominal $295 Flat Fee. Full Support until Close of Escrow
Have you accepted an offer and want us to take over? Not a problem, our Flat Fees with Full Support after you have accepted an offer start at $750 but will never exceed $2995. Form Generation
Need forms? Most are free but if you need help with any form generation such as drafting a lease or responding to any formal requests from either a buyers or sellers agent on CAR forms during escrow we can handle those requests, typically not exceeding $195. Full Support until Close of Escrow
If you need to convert to Full Support, of course we can handle that. This is rare as the majority of our customers from the onset know what they are getting into and are prepared to handle agents, questions, appraisal problems, property inspection negotiations, disclosure results, offer review and counteroffers. Full Support conversion will require a modification to the initial Open Listing agreement. Flat Fees for this service will be negotiated when we are retained. Never will they exceed $4995.
